LANCO – The Home Depot Instructions / Assembly—
When applied as directed, Lanco® White-Seal™ will provide a waterproof and weatherproof seal adhering
tightly to most surfaces and will not crack, crumble or peel despite exposure to severe weather or total joint
movement. Lanco® White-Seal™ reflects sunrays and reduces inside temperatures.
USES: For waterproofing and protecting a wide assortment of approved roofing systems and/or substrates
that are structurally sound such as conventional bituminous built-up roofs, concrete, metal, aged galvanized
metal, bonded tar and gravel and asphalt shingles. Do not use White-Seal on EPDM (Rubber) or polyurethane.
IMPORTANT: Even though Lanco® White-Seal™ will resist standing water (for 50 hours), do not use on roofs
with a slope less than 1/2 inch per foot. If used on roofs with slope less than 1/2 inch per foot, Warranty will
be void. Roofs with less severe ponding areas and improper drainage will require annual maintenance and
must be re-coated yearly with an application of two coats of Lanco® White-Seal™. Prior to application over
asphalt shingle roofs, the attic area should be very well ventilated (gable vent fan works best) to prevent
condensation on the roof or in between the layers of the shingles or decking.
GENERAL SURFACE PREPARATION:
1. Wash and Rinse: Make sure the roof is clean. Pressure wash the roof with a mild detergent and rinse
thoroughly. Remove all dirt, grease and loose particles such as gravel, old coating, etc. Remove any
mildew or fungus with a bleach solution of 2 parts water to 1 part bleach. If needed use a long handle
with scrub brush. Rinse thoroughly. CAUTION- Read bleach warning labels. Wear rubber gloves and
safety glasses.
2. Repair: Areas where water may accumulate for more than 50 hours must be corrected by using roof
drains or other available means before applying sealer. If level corrections must be made, use Lanco®
Ultra Level™ self-leveling underlayment according to label instructions. On any weakened areas of
concrete surface use a good quality masonry cement mixed with Lanco® Bonding Agent according to
label instructions. Rusty metal must be cleaned with a wire brush and primed with a rust inhibitive
metal primer before application of this product; we recommend Lanco® Gray Oxide Primer. Replace
any loose fasteners or screws. Make sure cracks, seams, and flashing are clean and dry. With a putty
knife, apply Lanco® Siliconizer Crack Filler and Fiber-Glass Patching Weave over cracks, seams,
flashing, screws and any other standing objects. Be certain all surfaces are properly rinsed and dry prior
to applying coating.
3. Prime: In most cases, a primer is not needed. However, a primer is recommended for uncoated
concrete, chalky surfaces or rusty metal. For bare concrete and chalky surfaces, use Lanco® Clear
Acrylic Primer Sealer to seal internal concrete cracks. For rusty metal, use Lanco® Red Oxide Primer or
equivalent.
4. ASPHALT SHINGLES – Prior to application over asphalt shingle roofs the attic area should be very well
ventilated (gable vent fan works best) to prevent condensation on the roof or in between the layers of
the shingles or decking. Follow proper cleaning and preparation as described above. Be sure all tabs
are completely adhered and sealed. Areas where the existing material has blistered, buckled or
become wet, must be removed and repaired using similar products or system. Apply 2 coats of product
as directed, allowing 24 hours drying time between coats. Be sure all edges and grooves are completely
coated to ensure a uniform thickness. If any large holes, dents, grooves or flashing transitions remain,
apply Siliconizer Crack Filler and polyester weave on those areas not properly sealed. Allow to dry
another 24 hours and apply an additional coat of product to these areas. Additional coats may be
needed in order to provide a completely covered and uniform continuous film.
GENERAL APPLICATION: Apply with a heavy nap roller or airless sprayer in two (2) coats; allow 24 hours dry
time between each coat. Apply only at temperatures above 50°F. Do not apply if temperature is expected to
drop below 50°F degrees before the coating has completely dried. Do not apply if roof surface is above 95°F. If
roof is too hot, spray with water to avoid sealer from drying too quickly and allow water to dry. Each coat
should be applied in a perpendicular direction from previous coat; allow 24 hours dry time between coats. Do
not apply if rain is forecast within 6-8 hours. Do not apply after 4 PM. NEVER THIN OR DILUTE FROM FULL
STRENGTH.
